Notice to Landlords – Fees and other details

Letting fees

Our standard letting fee for letting only is as follows:-

12% of the equivalent annual rent achieved (10% plus VAT)

Our standard letting fee for letting with management is as follows:-

6% of the equivalent annual rent achieved (5% plus VAT)

The service for this fee includes the initial inspection and market appraisal, all marketing (including photographs, letting particulars, to let board, listing on Bells website and other portals), accompanied viewings and preparation and completion of AST documentation.


Management fees

Our standard management fee for residential property is 12% (10% plus vat) of the gross rent collected.

The service for this fee includes rent collection, paying suppliers, organising repairs and maintenance, arranging insurance and general correspondence.


Other fees

The above does not include Inventory fees and Energy Performance Certificates which can be arranged by us at additional charge.


Clients’ Money Protection Scheme

We are members of the Royal Institute of Chartered Surveyors (RICS) and all Client’s money is subject to the rules and protection under the RICS Clients’ Money Protection Scheme.


Redress Scheme

We are members of the Ombudsman Services; Property redress scheme.
